Plantech’s office tower at 50 Flinders Street in South Australia has maintained its double 6 Star NABERS rating, only the second property to do so without the purchase of GreenPower.
The property retained its 6 Star NABERS Energy rating, 6 Star NABERS Indoor Environment rating as well as increasing its NABERS Water rating from 4.5 Star to 5.5 Stars.
“In today’s world where air quality and energy efficiency are critical issues for tenants it is fantastic to see 50 Flinders Street achieve such high ratings,” said Theo Andrianakos, CEO of Nikos Property.
The building is among only one other building in the country to keep its ratings without GreenPower, while changes to the NABERS rating are expected to be implement late this year, after being pushed back from the original July rollout, concerning those who have purchased less than 100% of GreenPower renewables.
The 21,744sqm building has now achieved a 6 Star Energy rating for three consecutive years, following improvements over 2019, 2020 and 2021.

50 Flinders Street is occupied by tenants including People’s Choice Credit Union, the South Australian and Commonwealth Government, BUPA and Cbus Super. Additionally, it is the only office tower in the Adelaide CBD to include a childcare facility.

CBRE has acted at the property manager of the tower since practical completion in 2015, with a management team including Julia Roberts and Richard Massie, with Dammika Weerakkody and Sachith Alwis, from CBRE’s sustainability team, supporting management.
CBRE was kept on as management after Plantech acquired the site last year.
“We’re particularly thrilled that the building’s Indoor Environment (IE) rating of 97% positions 50 Flinders Street as the highest rated NABERS IE asset in Australia,” concluded Hall.
